Booking days are Friday to Friday (7 or 14 nights), Friday to Monday (3 nights) or Monday to Friday (4 nights)
Eden House Holiday Cottage is bookable for periods of 7 or 6 nights during peak periods of the year, and for shorter 3, or 4 night breaks during the less busy winter months. The change over day is normally Friday for 7 Night breaks, or Monday/Friday for shorter breaks (4 nights is Monday to Friday, 3 Nights is Friday to Monday). However, we can sometimes accommodate different check-in days, so please do check with us if you have a specific requirement.

Once you’ve made your booking request and your dates are confirmed a 30% deposit will be required to secure the booking. A booking is not confirmed until the required 30% deposit has been received in full. The Booking Deposit is due immediately the Booking is made, and upon receipt of the Booking Form & Terms. If the letting start date is within 2 calendar months of the Booking request, the full amount is payable by the Guest(s). Where a deposit is paid, you become liable for the balance of the rent, which will be due for full payment, at least 2 calendar month’s prior to the start of the holiday. If the balance remains unpaid by 5 weeks before the holiday commencement date, notice may be given via email or post of the cancellation of the holiday, in which case no refund will be possible and the dates may be re-booked. EDEN HOUSE HOLIDAY COTTAGE, PICKERING, NORTH YORKSHIRE
BOOKING TERMS & CONDITIONS:
These details are the Booking Terms & Conditions, and form a contract between the Owner and the Guest. A booking is not confirmed until the required 30% deposit has been received in full. The Booking Deposit is due immediately the Booking is made, and upon receipt of this Booking Form & Terms. If the letting start date is within 2 calendar months of the Booking request, the full amount is payable by the Guest(s). Where a deposit is paid, you become liable for the balance of the rent, which will be due for full payment, at least 2 calendar month’s prior to the start of the holiday. If the balance remains unpaid by 5 weeks before the holiday commencement date, notice may be given via email or post of the cancellation of the holiday, in which case no refund will be possible and the dates may be re-booked.
We accept payment by cheque or by BACS, directly into our bank account (full details are provided on request at the time payment is due). As we are a small family business, we do not currently accept card payments.
The Booking is made for the purpose of the person or people (maximum 2 occupants) whose names appear in the above Booking Confirmation Details. The maximum number of people allowed at the property is 2 Adults. We do not accept children, and we do not accept pets. In the event of the maximum number of people being exceeded, the Owner has the right to cancel the Booking immediately, without refund. No more than 2 day visitors to the property are permitted without the prior approval of the Owner. The Owner reserves the right to refuse or revoke any Bookings from parties which may in our opinion be unsuitable for the property concerned, or who breach any of our Terms & Conditions.
The Booking deposit is non-refundable and non-transferable. In the event that you cancel your Booking at any time, you will be liable for the full payment of the cost of the rental. We will endeavour to re-let the property for the dates booked, and if we successfully do this, we will refund to you an amount equal to the income (less the deposit), less £50 administration charge. You are strongly advised to take out independent holiday insurance to cover for any losses, as you are liable for the whole holiday cost.
Cancellation by the Owner:
If it becomes necessary for the Owner to cancel or make a change to your Booking, for any reason, we will take all reasonable endeavours to make an alternative Booking for you, or failing this, will refund to you all monies paid by you. We shall be under no further obligation or liability in this respect.
Once the Booking has been accepted it can only be changed to alternative dates by treating the original booking as a cancellation. We will endeavour to change the dates providing the property is available for those new requested dates. An administration fee of £50 will be charged for such a change and any difference in the price of the accommodate for the new dates will be due for payment immediately. A change of dates at any point will be classed as a Cancellation on the original booking, and you will be liable for the full cost of that booking, if the property does not re-let for those dates.
Access and key collection instructions will be provided to you by the Owner nearer the date of your stay, at least one week prior to the date of arrival. Your property will be available for checking in from 4 pm. up to 6.30 p.m on the date or arrival. Arrangements for key collection after 6.30 p.m. can be made by prior arrangement. Please do not arrive earlier than the checking in time, as the property will not be ready for you and you will not be able to gain access. You must vacate the property NOT LATER than 10 a.m. on the morning of departure.
You are obliged to keep the Holiday Cottage and all furnishings, fixtures and fittings, and effects in the same state of cleanliness, repair and condition as they were in at the commencement of the holiday. You will be responsible for any damage to the holiday property, or the furniture, fixtures and fittings, and effects, and should ensure the property is left clean and tidy. Anything which is broken or damaged by you during your stay should be advised to the Owner, and should be repaired or replaced with an article of similar type or value to the satisfaction of the Owner. If this is not possible, any damage or breakage should be reported to the Owner immediately and paid for prior to departure date. In default of such an obligation, you are obliged to reimburse the Owner against any costs incurred by the Owner in remedying such a default. The Owner reserves the right to raise invoices for any such damage, and/or replacement, and/or repairs at a later date, if these were caused during your stay.
The Owner reserves the right to charge a Damage Deposit, which would be notified at the time of the Booking and you agree to pay such a deposit it requested by the Owner. The Owner shall be entitled to deduct from the damage deposit the cost of remedying any breach of your obligations covered in these Booking Terms
You will permit the Owner or the Owner’s Representative, at reasonable times and on reasonable notice, to enter the property, and inspect and if necessary repair the property, or to enter the property without notice in an emergency to attend to a problem, repair to the property or adjoining premises.
You must not assign or part with the possession of the property or any part of it or anything contained in the property or use it other than as a single dwelling for holiday occupation by the people whose names appear on the booking form.
You must ensure that nothing happens which may be a nuisance or inconvenience to occupiers of neighbouring or adjoin properties, or adversely affect any insurance of the property and also ensure that floors are not overloaded.
No smoking is permitted anywhere in the premises or in the garden or car parking areas. Smoking is only permitted in public areas outside the boundary of the property.
Complimentary toiletries are provided in the property for your convenience, however, these items are used at your own risk and no responsibility will be accepted for any adverse reaction to these. You are advised to test them on a small patch of skin before use.
The Owner takes every care to ensure the accuracy, both written and verbal, of the property, Town, & local amenity details. All information on our web site, or in any printed material, or provide in email or verbal communication is given in good faith, and believed to be correct at the time of writing, going to press or otherwise communicated. The Owner cannot be held responsible for changes beyond our control, which may become known after writing or going to press. Our description of our Cottage shows what general amenities are available at the property, but generally does not state what is not included. The Owner cannon accept responsibility or liability for happenings outside our reasonable control, such as the breakdown of domestic appliances, plumbing, wiring, temporary invasion of pests, neighbouring building works, damage resulting from exceptional weather conditions, or any other such loss, injury or accident.
These Conditions are deemed to have been accepted by you at the time the Booking was made. Any verbal, written or email request for a Booking to be made is the formulation of the Contract between the parties.
Data Protection Act 1998: All personal information supplied to us by you will be treated in confidence and will not be disclosed to any third parties, except where your consent has been given, or where required by law. In order to provide you with a service, this information will be held in the data system of the Owner. The only persons permitted to access your information are those employed by or authorised by the Owner. We would also like to keep you informed of our services and any special offers. Access Statement for Eden House Holiday Cottage, Pickering
Eden House Holiday Cottage, is a Grade II listed Georgian cottage offering self catering holiday accommodation, over 2 floors (Ground & First), situated within a few minutes walk from the centre of Pickering on Eastgate, the A170 road to Scarborough. Whilst we aim to cater for the needs of all our guests, there are some features of our cottage which might make access difficult for people with limited mobility.
The following Access Statement gives an honest summary of our accommodation and is aimed at providing our Guests with as much information as possible about the layout of Eden House Holiday Cottage. Should you have any further enquiries, please do not hesitate to contact us, and we will do our best to help.

Public Transport / Taxi:
The nearest national railway station is at Malton about 8 miles away. There is a regular bus service to Pickering from Malton Train Station, and you will also find a taxi rank. There is car parking available at the rear of Malton Station, which is Pay and Display. The Station is part of the main East Coast line, with regular services from Malton to York, Scarborough, Leeds, Manchester, Liverpool, and connecting Towns & Cities.
Pickering railway station is home to the North York Moors Railway, and is about an 8 minute walk away from Eden House Holiday Cottage. The steam railway runs regular services during Spring and Summer, from Pickering, Goathland, Grosmont and Whitby. There is a bus station situated in the Centre of Pickering, near the Library, and there is a main bus stop located just a couple of minutes walk from Eden House Holiday Cottage, on Eastgate.
Telephone numbers for local taxi companies are in the information packs provided in the Cottage, should you require to make an advance booking.
Arrival & Car Parking
To ensure that your accommodation is ready for you, we ask that guests do not arrive before 4.00 p.m., and ensure arrival by 6.30 p.m., if they want to be greeted in person by us. For guests arriving after 6.30 pm. on the first day of arrival, the keys can be left in a key safe. Full details for accessing the property will be provided a week prior to arrival. We will contact guests at least a week prior to arrival date, and will ask for an estimated time of arrival.
Eden House Holiday Cottage, is provided with an ample sized car parking space for one car. The car park is owned and used by the Owners of Eden House and access is required at all times. Holiday Cottage guests must park in the allocated space, according to the arrival instructions received. Access to the car park is, at the rear of the property, via Outgang Road, just off the A169. There is also unrestricted parking along Eastgate directly in front of Eden House, on the A170.
Access to our car park is via a wide, five-bar gated entrance, which is marked by an Eden House sign. The car park surface is gravel and has a walled and fenced side. We ask that guests park in the marked space along the fence side, to ensure access and egress easily at all times. Guest parking spaces are marked by a sign with a Green background and white text. Although our car park is private property and gated, we cannot accept any liability for any vehicles or property left in our car park, this is done so at the owners risk.
From the car park, the entrance to Eden House Holiday Cottage is via our large walled garden. Entrance to the garden from the car park is via a single wooden gate (87 cm wide), onto a path, which leads up to the rear of the house. It should be noted that the garden is quite long (approx. 80 meters from gate to back door). Checking in will be required to the rear of the cottage. You will be met by the owners (Emma or Andy) or the key will be in a key safe on the back door wall of the Cottage (details provided a week prior to checking in date).
The main garden area is private and not for use by Eden House Holiday Cottage, it belongs to the main residence of Eden House. Eden House Holiday Cottage does have use of a patio area immediately outside the French doors entrance, which is paved. A round, metal table and 2 chairs are supplied.
Access to Eden House Holiday Cottage at the rear is through a Double Door French Window style door, which is doubled glazed glass. There is one key, and one main handle. There is a very small plinth step into the house through to back door, onto door matting.
All guests are asked to remove all outdoor footwear at the back or front door access, whichever is being used.
Sun Room & Dining Room – Ground Floor.
From the back French doors, you enter into the Sun Room and open plan dining area. This is carpeted for guests comfort. The sun room has comfort seating for 2 people, a lamp table and lamp, there is a 4 ft square dining table, with 2 dining chairs. The table has a glass top, toughened glass for protecting the surfaces.
The Sun Room / Dining Area has curtains over the French doors and windows for guests comfort at night time. The main light switch for the Sun Room/ Dining area is on the main left hand wall, in the kitchen area. Lighting is by a ceiling light, and by a table lamp.
The Sun Room / Dining Room, opens into the Kitchen area, which has a wide galley style, with the units and work surface all one the same wall side (right-hand side). There is a book-case on the opposite wall to the kitchen units, which contains cookery books, novels, and useful local information. The kitchen flooring is a hard vinyl style, non slip, washable surface.
Kitchen – Ground Floor
There is one main length of work-surface on the right hand wall, with plenty of space for preparing and cooking food. There are 3 banks of double electric sockets. The kitchen is fully fitted with units at floor and wall level. There is a washing machine, integrated dish-washer, microwave, kettle, toaster, electric oven with grill, gas hob and free standing fridge freezer.
Lighting in the kitchen is by ceiling LED spot lights and the switch is on the wall by the Fridge Freezer.
There is a multi-purpose fire extinguisher and a fire blanket situated on the wall in the kitchen, in case of emergencies.
Sitting Room, with Log Burner – Ground Floor – with Front Entrance Porch and doorway
The cosy Sitting Room on the ground floor can be accessed by walking straight through the kitchen, towards the front of the property. It is accessed through a glass panelled door. There is a small step down (approx. 3 inches) into the sitting room. There is ample seating for all guests, including a 2 seater soafer and a high backed easy chair. The sitting room is carpeted throughout for guests comfort.
There is a Log burning stove in the sitting room. Full instructions for the use and operation of the Log Burner as contained within the Guest Information Packs in the cottage. Care should be taken at all times when using the Log Burner, as it gets very hot. The door should be kept shut at all times during operation. The Log Burner is for burning wood only, not multi-fuel. There is a solid slate fire place around the Log Burner.
The sitting room has a TV, with Freeview digital channels, and a DVD player. We provide a number of DVD’s for guests entertainment and use, and a few games and cards.
There is an entrance porch for the front of the house, accessed by a glass panelled door. The entrance porch for the front of the house is fitted with matting. All shoes should be left at the front or back door-ways and not worn in the cottage.
Front Entrance Door – Ground Floor
Guests will be provided with a key for the front door. This is a wooden door, accessed by a 5 leaver mortice door lock. There is a small plinth style step onto the main front street. The door opens inwards. Access from the front of the house in directly onto the main street.
Lighting in the sitting room is provided by one ceiling light, and 2 x table lamps. One of the table lamps is set on a timer, but can be adjusted accordingly. There is also natural light from the front, bay window, which has a deep windowsill. The ceiling light switches are at either end of the room, by the porch door, and at the foot of the staircase. The porch light switch is by the door on the wall.
Bedrooms and Staircases to First Floor:
The light switch for the Staircase and landing is situated at the foot of the stairs on the wall to the right. There is also a light switch from the top just inside the bedroom door.
Access to the bedroom and bathroom is by the one staircase. It is not a particularly steep staircase and has 12 steps up, with 2 half turning corner style steps at the top into the bedroom. A wooden stair rail runs up the left hand side of the staircase, with the right-hand side being a solid wall.
Entrance is straight into the bedroom. The stairs and bedroom are carpeted throughout for guests comfort. The light switch for the staircase and bedroom ceiling light is to the left hand side of the door way. Entrance to the bedroom is through a solid wood panelled door, which has a bedroom door lock on it.
The room has a king-size cast iron bed, which is of a standard height and has full access to both sides of the bed. Bedside cabinets and bedside lamps are also provided. There is a large picture window, giving natural light. The window is fitted with sliding double glazing. Windows can be opened, by sliding the double glazing open, and opening the exterior windows.
There is seating in the bedroom, a chest of draws with large mirror over, and a large wardrobe with ample storage for clothes and belongings.
The bed is made up with cotton sheets, top and bottom, a duvet, 4 pillows and cushions for comfort. There is a bed throw for extra comfort, which is easily removed. An additional throw / quilt is provided in the wardrobe should it be required. There’s a digital alarm clock radio with i-pod docking.
The bathroom is accessed from the bedroom through a solid wood panelled door. There are 2 separate small steps, approx. 3 inches in height, into the bathroom area.
Bathroom – Frist Floor En-suite.
The bathroom is fully tiled on the floor and majority of the walls. The tiles are Italian porcelain. There is a large towel rail with ample space for all the towels provided.
There is one toilet fitted with matching white toilet seat, a large wash-basin, a bath with extra width for the shower area, which is above the bath (the bath widens at the end the shower is at), the shower area of the bath is fitted with a glass shower screen. There is a wide shelf at the bottom end of the bath. Guests will need to step into the bath to use the shower, which is situated over the bath. This is a Hansgrohe power shower which runs from the Combi Boiler. Instant hot water is available all the time in the Cottage. The bathroom facilities have shelving for toiletries, and ceiling lighting as well as a light above the wall cupboard mirror. There is a bathroom wall cupboard for further storage.
For shaving, we provide a 3 pin adaptor plug which can be used in the mains sockets in the bedroom for shavers and toothbrush charging.
Heating & Water
The property is fully gas central heated, with a new gas combi boiler, which is serviced annually. There are radiators in all the rooms, which have thermostatic temperature controls on the radiators. There is constant, readily available hot water, whenever it is required supplied through the Combi boiler. Cold water is mains supplied. The stop tab is in the kitchen area.
The heating thermostat is set to temperatures by the Owners according to the season of the year. This can be changed by the Owner at the request of the guests.
The Gas mains supply and stop tap for the gas is situated in the cupboard under the TV in the sitting room.
Grounds and Gardens
Access to the rear car park and garden area is via the French Doors / back door of the property
To the rear of Eden House we have a large walled garden.
The garden does have lighting which is on a timer. The lighting does not stay on all night, so guests wishing to use the car park at night and who might be returning late, should advise the Owner so that the timer can be adjusted accordingly. Alternatively we would recommend use of a torch.
Please note that smoking is not permitted in the garden or car park area.
Storage for bicycles can be arranged in one of our large garden sheds, which is secure and has lighting.
Eden House is a non-smoking residence; this includes all external areas of the premises.
There are interlinked smoke detectors fitted within the cottage for guests safety. Please advise us if you have a hearing impairment which means that you might not hear the smoke detector. In the event of emergency, please see the evacuation procedure on the kitchen wall.
All outdoor shoes and boots must be removed at the doorways, these can be stored with coats in the under stairs storage cupboard in the front sitting room.
Mobile phone reception in Pickering is generally good but is patchy or non-existent over much of the North York Moors.
We provide free Wi-Fi access which requires a password provided in the information pack.
We provide emergency contact details in the guest information pack, and emergency evacation information in a frame on the wall – these should be read by guests
The cottage has a detailed Guest Information Pack, which contains much useful and helpful information, we recommend that you take some time to familiarise yourself with the contents.
We provide a small welcome pack on the day of arrival. Guests should advise the Owners of any allergies or food intolerances.
Opening Times: We are open all year round. Normal change over days will be Monday & Friday
